No Restrictive Contract

Working with us should be the least stressful part of your homebuying experience.  We don’t ask you to sign a restrictive buyer’s rep agreement.

No Restrictive Buyer’s Representation Agreement

We don’t need to threaten our buyers to remain loyal to us. Our clients stay with us because we are great at our job! We know construction and can spot defects in a property before you waste money on a home inspection. We’ll teach you how to shop for the cheapest mortgage and make sure your lender doesn’t rip you off. We are expert negotiators and provide an unmatched level of service. Threatening to sue a buyer if they don’t use us to buy a house is just not the way we do business. If you don’t like us, you are free to walk away without any obligation or fear of retribution. If we don’t like you, we’ll cut you loose rather than neglect you and hope you go away on your own. HelpUBuy America is about honesty and integrity. You simply will not find a company more committed to protecting the rights of homebuyers than us.

Attention Home Buyers!

A large internet-based brokerage encourages buyers to have the Seller’s agent show you their listings and then contact their office when you want to make an offer. We are NOT in agreement with this policy! In fact, we won’t accept you as a client if you do.

We’re not about poaching buyers or getting other agents to do our job. If they do the work, they deserve to be compensated in the end. if you are serious about buying a home, hire an Exclusive Buyer Agent before you start looking at homes.

Frequently Asked Questions

Here are some answers to the questions that come up most often about our contract. If you have questions not on the list, feel free to drop us a line!

I signed an agreement with another Realtor. Can I still work with HelpUBuy America?

We are not in the business of stealing other agent’s clients. If you want to work with us, you’ll need to terminate your relationship with your other agent first. The agreement you signed no doubt has an ‘out’ clause; more often than not, all that is required is written notice. Give us a call if you need help.

I called the listing agent to view a home and now I want to make an offer. Can I still have an Exclusive Buyer’s Agent represent me?

Yes, you can. But let us know right away so we can discuss the situation with the listing agent. We’re going to offer them a showing fee to compensate them for their time if you buy the house.

I went to an open house and want to make an offer on a property. Can you help?

Yes, open houses are no problem. Be aware that open houses are used by listing agents as a way to generate buyer leads. Feel free to ask questions and get all the information you can, but don’t say anything that might hurt you in negotiations later.

Can you help me buy or build a new home?

Absolutely! If you visit builders, be sure to let them know right away that you are represented by an agent. And feel free to put our name on the registration card rather than your own so we get the spam, not you.
