I've Found a House - Now What?
First we collect data. We will use the following reports to help us make several decisions:
- Seller's Disclosure - The Seller has a legal requirement to disclose everything he/she knows about the property.
- Comparative Market Analysis (CMA) - This report shows us all the homes that are currently for sale, pending sale, and sold in any given time frame. We will use this detailed report to calculate our initial offer.
- History Report - This report shows days on market (DOM), any changes in listing agents, price changes, etc. It is tremendously helpful in formulating a strategy.
- Tax Analysis - We use this to see how much the taxes are annually, to verify ownership, etc.
Our negotiating strategy will be based on other factors, too:
- How many other homes suit your needs?
- How emotionally attached are you?
- How much time do you have before you HAVE to move?
- Based on what we've seen so far, what is the probability that you'll see something you like as much or even better?
Every transaction is different - it would be impossible to discuss all the possible strategies here. After we've decided our best course of action, we'll write our contract. |
